Who is responsible for the garage door in a strata building — the owner or the owners corporation?

In most NSW schemes an external garage door is common property, which makes it the owners corporation's responsibility to maintain. But it genuinely depends on your registered strata plan: where the lot boundary is drawn as a thin line and the door sits inside it, it can be lot property. The prescribed common property memorandum addresses garage doors on both sides of that line. Check the plan and your by-laws rather than assuming.

What approval do we need to replace a strata garage door?

If the door is common property, this is not minor renovation territory — work that changes the external appearance is excluded from both the cosmetic-work and minor-renovation provisions, which points to a special resolution of the owners corporation under section 108 of the Strata Schemes Management Act. Strata committee sign-off on its own is generally not enough. Confirm the position with your strata manager before committing.

Can you attend after hours so residents aren't disrupted?

Yes, and for planned work that is usually the arrangement. Emergency attendance is 24/7 by definition. For scheduled servicing we work with the building manager to pick a window that avoids the morning and evening peaks, when a door out of service causes the most disruption.

Our car park door keeps failing. Is that normal?

No, and repeated failure is usually a specification problem rather than bad luck. A door rated for domestic use will not survive a car park duty cycle, and each repair buys a few months. If we find that pattern we will tell you plainly and set out what correctly rated equipment would involve, so the committee can make a real decision rather than approving another repair.

Do you invoice the strata manager directly?

Yes. We work to a work order from the strata manager or building manager, report against it, and invoice directly. That is generally how strata expects trades to operate, and it keeps the paperwork straightforward for the committee.
