How often should a garage door be serviced?

For a typical household door, once a year is a reasonable baseline. Doors that cycle several times a day, doors in coastal suburbs where salt is attacking the springs and fixings, and strata or commercial doors on a high duty cycle all justify a shorter interval — often six-monthly. The cycle count matters more than the calendar.

What actually happens in a garage door service?

The important part is the balance test: we disconnect the motor and lift the door by hand. A correctly balanced door stays roughly where you leave it. If it drops or flies up, the springs are out, and every other component — motor included — is being overworked. After that it is inspection of springs, cables, rollers, tracks and fixings, adjustment of the limits, correct lubrication, and testing the safety systems.

Can I service my garage door myself?

You can safely do some of it. Keeping the tracks clean, checking the safety beams are aligned and unobstructed, and testing the auto-reverse by placing an obstruction under the door are all sensible owner tasks. What you must never do is touch the springs, the cables or the winding hardware — those hold enough stored energy to cause serious injury, and that is a job for someone with the correct bars and training.

Do you offer maintenance agreements for strata buildings?

Yes. For strata and commercial sites we set up a scheduled programme across all the doors and gates on the site, with a documented condition report after each visit and a single point of contact for the building manager. It is generally cheaper than reactive callouts and considerably less disruptive to residents.

Does living near the beach really change how often I need a service?

Yes, and more than most owners expect. Salt-laden air corrodes the parts nobody looks at — spring coils, cable strands, roller bearings, track fixings and the fasteners holding the assembly to the wall. A door in a coastal suburb can look completely sound while running on a spring that is already fatigued. Shortening the interval is the cheapest insurance available.
